For a home (residential). Most Bengaluru agreements are for 11 months.
A lease of more than one year must also be registered at the sub-registrar, and registration has its own fee that this calculator does not include.
How the stamp duty is worked out
Stamp duty on a rent agreement in Karnataka comes from Article 30 of the Schedule to the Karnataka Stamp Act, 1957. For a residential lease of up to one year the rule is:
- Rate: 50 paise for every ₹100, or part of ₹100.
- Charged on: the average annual rent plus any premium, fine and money advanced. The Act says money advanced includes a security deposit, whether refundable or adjustable towards the rent.
- Maximum: ₹500.
A lease of more than one year and up to ten years is charged at ₹1 for every ₹100 on the same amount, with no ₹500 maximum, and must be registered. That is why most Bengaluru agreements are written for 11 months. More on 11-month agreements and deposits.
Examples for an 11-month agreement
| Rent | Deposit | Charged on | Duty |
|---|---|---|---|
| ₹5,000 | ₹20,000 | ₹80,000 | ₹400 |
| ₹8,000 | ₹0 | ₹96,000 | ₹480 |
| ₹15,000 | ₹50,000 | ₹2,30,000 | ₹500 |
| ₹25,000 | ₹1,00,000 | ₹4,00,000 | ₹500 |
Because of the ₹500 maximum, most homes in Bengaluru pay ₹500. Very low rents with small deposits pay less.
Who pays it
Under section 30 of the Act, the tenant is responsible for the duty on a lease unless you agree otherwise. Many owners and tenants split it. Decide before you start, and write it into the agreement.

Stamp duty questions
How much is stamp duty on an 11-month rent agreement in Karnataka?
For a residential agreement of one year or less, the duty is 50 paise for every ₹100 (or part of ₹100) of the average annual rent plus the security deposit, with a maximum of ₹500. For most Bengaluru flats the ₹500 maximum applies.
Is the security deposit included in the stamp duty calculation?
Yes. The Act counts “money advanced” in the base, and says that includes a security deposit, whether refundable or adjustable towards the rent. A refundable deposit still raises the duty.
What is the maximum stamp duty on a rent agreement in Karnataka?
₹500, for a residential lease that does not exceed one year. There is no such maximum for a lease of more than a year, which is charged at ₹1 for every ₹100.
Who pays the stamp duty, the owner or the tenant?
Section 30 of the Karnataka Stamp Act makes the tenant (the lessee) responsible for the duty on a lease unless you agree otherwise. Many owners and tenants split it.
What if my agreement is longer than 11 months?
A lease of more than one year, up to ten years, is charged at ₹1 for every ₹100 of the average annual rent plus deposit, and it must also be registered, which has its own fee. This calculator shows the stamp duty only.
Is the amount the same on an e-stamp certificate?
The duty is the same. In Karnataka it is paid through the e-stamping system and you receive a certificate with a number you can verify. Check the final amount on the government portal before you pay.
Do you add anything on top of the stamp duty?
With our “We do it all” plan you pay ₹399 for the service plus the stamp duty at actual, with nothing added to the duty itself.
