Is an 11-month rent agreement valid in Bangalore?

Yes. In Karnataka, a rent agreement for 11 months or less does not need to be registered at the sub-registrar’s office. That is why almost every residential rent agreement in Bengaluru is written for 11 months and renewed each year. Read the guide to 11-month agreements and deposits.

Registration becomes necessary when the lease is for more than a year, or from year to year, under the Registration Act, 1908. A longer registered lease costs more in duty and needs a visit to the sub-registrar, so most owners and tenants stay with 11 months.

What does matter at 11 months is the stamp. An agreement that is not properly stamped is hard to rely on if there is ever a disagreement over rent, deposit or notice.

Stamp duty and the e-stamp certificate

Stamp duty is a government charge on the agreement, based on the rent, the deposit and the term. Work out yours with the free stamp duty calculator. For a typical Bengaluru flat on an 11-month agreement it comes to between ₹200 and ₹500. In the “We do it all” plan we work out the duty, pay it on your behalf, and give you an e-stamp certificate with a number that you can check yourself on the government e-stamping portal.

Unless you agree otherwise, the duty falls on the tenant, and many owners and tenants split it. Talk about it before you start, and we charge it at actual so you can divide it however you decide.

Renewing last year’s agreement

Most Bengaluru rent agreements are renewed every year, and the only things that change are usually the rent and the dates. So you do not need to type everything again.

Upload last year’s agreement as a PDF, a Word file or a clear photo. We read it, fill in the owner, tenant, property, rent, deposit and terms, and you check each field and change what is different this year. We never read Aadhaar or PAN numbers from the upload; you type those yourself, so they are never guessed.

Upload last year’s agreement and your new draft is ready in about a minute.

What you need to make a rent agreement

You type these into the form. You do not need to scan anything to start.

Renting in Bangalore: what to put in writing

Security deposit

Deposits in Bengaluru are often several months’ rent, much more than the one or two months common in other cities. Write down the exact amount, how it was paid, when it will be returned after the tenant leaves, and what the owner may deduct. There is a sample deposit clause in our guide.

Lock-in and notice period

A lock-in is a period during which neither side can end the agreement without a penalty, commonly a few months. The notice period, commonly one to two months, is how much warning each side must give. Put both in, and say what happens if they are broken.

Rent increase

Many agreements raise the rent by a fixed percentage on renewal, often in the range of 5% to 10% a year. Write the percentage into the agreement so nobody has to argue about it next year.

Maintenance and bills

Say who pays the apartment association’s maintenance, electricity, water and gas, and who handles repairs. In many apartment complexes the owner pays large repairs and the tenant pays small day-to-day ones, but it is whatever you write down.

Police verification

Many owners also get the tenant verified. We do not do this for you. Ask your local police station or check the Bengaluru City Police website for the current process.

Rent receipts

Ask for a signed receipt each month, or make your own with the free rent receipt generator. You will need them if you claim HRA.

Things that go wrong

Anywhere in Bengaluru

We write agreements for properties across the city, including Whitefield, Marathahalli, Bellandur, HSR Layout, Koramangala, Indiranagar, Electronic City, JP Nagar, Sarjapur Road and Hebbal. We are based in Whitefield. Delivery of the printed original is free anywhere in Bengaluru.

Read the whole agreement before you pay a rupee.

If something is not right, we change it. If you do not want it, you do not pay.

Rent agreement in Bangalore: your questions

How much does a rent agreement cost in Bangalore?

With us it is ₹99 to download the agreement as PDF and Word. If you want it e-stamped, printed and delivered, it is ₹399 plus the government stamp duty, which is ₹200 to ₹500 and paid at actual. Notarisation (+₹399), an extra original (+₹299 plus its own duty) and digital signing (+₹49 per signature) are optional.

Is an 11-month rent agreement valid in Bangalore?

Yes. In Karnataka, an agreement for 11 months or less does not need to be registered at the sub-registrar. It should still be properly e-stamped, because an agreement that is not stamped is hard to rely on if there is ever a dispute.

When does a rent agreement have to be registered?

Under the Registration Act, 1908, a lease for more than a year, or from year to year, must be registered. That is why most Bengaluru agreements are written for 11 months. If you want a longer registered lease, message us on WhatsApp.

Who pays the stamp duty, the owner or the tenant?

By default the cost falls on the tenant unless you agree otherwise, and many owners and tenants split it. Agree on it before you start. We charge the duty at actual, so you can divide it however you like.

What details do I need to make the agreement?

The names, Aadhaar and PAN of the owner and the tenant, the full address of the property, the monthly rent, the security deposit, the start date, and the lock-in and notice periods. If you have last year’s agreement, upload it and we fill most of this in for you.

Can I renew last year’s agreement?

Yes. Upload the old agreement as a PDF, a Word file or a clear photo. We read it, fill the form in with the same details, and you change only what is different this year, such as the rent or the dates. You still read the whole new agreement before you pay.

How long does it take?

About ten minutes to fill the form from scratch, or about one minute if you upload last year’s. The download is available straight after you pay. The e-stamped printed copy is delivered free in Bengaluru in 48 hours.

Do I have to visit any office?

No. You fill the form online, read the draft, pay, and download it. If you choose the e-stamped option, the printed original comes to your door. Both parties can sign on paper, or digitally from their phones for ₹49 per signature.

Are my Aadhaar and PAN safe?

Aadhaar and PAN are saved only when you submit your order, and they are stored encrypted. We never read them from an uploaded agreement; you type them in yourself. Your name, mobile and email are saved as you type so we can help if you get stuck.

Do you work outside Bengaluru?

Not yet. We write agreements for properties in Bengaluru, and delivery inside the city is free.

Are you a law firm?

No. We are a documentation and e-stamping service, run by a RERA-registered real estate agent in Whitefield. We do not act in disputes. For legal advice on a disagreement, speak to a lawyer.
